The Building Details - 10 rooms and a hot tub!
The Bed-no-Breakfast Resort (isn't that cute? I came up with the name!) is located in Sister Lakes, which is part of Dowagiac, Michigan, zip code 49047. The building is only 9 years old and is in excellent condition. I have an inspection report that I'd be happy to share with you if you want. It sits on a 1.75 acre lot and has a very large paved parking lot. Lots of guests come with their boats, trailers, ATV's etc., and they love it that there's plenty of place to park! The motel is across the street from Round Lake, and it has beach access - you can see the water from the motel. There's also a big illuminated sign out front.
There are 10 rooms and an office. Nine of the rooms are about 300 square feet - really big for a motel room! They have two double beds, a TV, some furniture, a hair dryer, coffee maker, etc. The 10th room is about 450 square feet, has mirrors on most of the walls, a huge 60" TV (maybe it's more, actually), and a 6-person Jacuzzi hot tub! Yes, there's a hot tub in one of the rooms! It's really cool! People just love that room! It also has a microwave and a mini-bar in it. You can get $169/night for that room. The other rooms rent for $89/night in the summer, and $49 in the winter. For the 4th of July weekend, rooms go for $125/night ($225 for the big room) and are usually sold out by early June.
There's no owners quarters, because the guy who built the place - the first owner - lived next door. But you could easily put on an addition, and it wouldn't cost that much. If you want the owners quarters finished before you buy the place, that's okay too. I can build it for you (well, I'd hire someone to do it). The one summer that my boyfriend and I ran the motel, we lived in a house about 5 minutes away. I still own that house too, and it's rented, but the tenants know that if the motel owners want the house, they have to move. The house would cost an additional $125,000.
You'll notice from the photos that there is lots of land all around. I own the lot next door, which is 1.5 acres, and it's vacant. It's got electricity, a well and sewer access. I would sell that lot for an additional $75,000.
